1. Kindly maintain the cleanliness of the Community
and adhere to Diyar Al Muharraq’s Health and Safety regulations.
2. The owner will be held fully responsible
if additional work done on the property leads to any damages within or
surrounding the plot/villa. If still valid, this may lead to the cancellation
of the DLP (Defect Liability Period) in the specified area or the entire villa.
The condition will also be subject to the review of Diyar Al Muharraq’s
consultant.
3. In the case of storing any building
materials outside the boundaries of the villa, please provide a polythene sheet
underneath the materials and do not occupy public roads. Kindly remove the
sheet immediately once the permission period has expired, or if asked to do so
by Al Naseem’s Community Management Team.
4. Install all AC units in their designated
spaces on the roof.
5. Do not block any water/drainage pipes, manholes,
or any soak pits that are located within the villa or in the open shaft. It is
strictly prohibited to discharge rainwater in manholes.
6. Locating services and reviewing villa
drawings before commencing work on-site is the sole responsibility of the plot
owner, the consultant and the contractor working on-site.
7. For the installation of outdoor CCTV
cameras, please comply with the TIO guidelines for
all wires/conduits to be concealed and painted using the villa’s original
paint color. Do not install CCTV cameras aimed at adjacent villas to maintain
the privacy of your neighbor. Please maintain CCTV cameras on a regular basis.
8. Do not alter the villa’s architectural
façades by:

Fixing tiles/stones on the external walls or changing
the original colors.

Changing the location or color of the windows,
frames, main doors, boundary walls, or balconies elevations
9. Do not close off the garage area overlooking
the front garden nor cover and shade the entire backyard.
10. Do not install shading devices in the
front garden 1st floor terrace and the roof.
11. To paint the exterior wall, a proposal must
be submitted to the TIO for review and approval.
12. Do not install shading devices or
furniture outside the boundaries of the villa or hang clothes on the windows or
balconies.
13. Do not build animal cages in the garden
or on the roof.
14. Do not park boats or jet skis on the roads
or sidewalks.
15. Do not use the villa for any non-residential
purposes such as commercial or retail activities.
16. Do not add, plant, fence, or pave any
public areas outside the boundaries of the villa.
17. Do not disturb your neighbor’s boundaries
by installing shading devices, fountains, etc.
18. Kindly keep all mentioned work within
your plot’s boundaries and refrain from working outside the permitted working
hours.
19. Please adhere to the work mentioned in
this permit and the drawings attached. For any additional work, please contact
the TIO before commencing any work on site.
20. To renew your permit, a post inspection
will be required, and an appointment will be assigned to
you.
21. A refund for the security deposit will
only be permitted once the post inspection is approved. Please contact the TIO at

22. Please note that refunding the security
deposit from the TIO upon completion of works does not release the owner and
his hired consultant and contractor from the full responsibility of the work
done on the villa.
